You do Not need to put down 20% to buy a house. You can put down as little as 3% (depending on what you qualify for). Let take a look at the different programs:

Conventional First Time Home Buyer - There are a couple possibilities for first time home buyers that will allow you to get a mortgage with only 3% down. Home Ready and Home Possible both allow 3% down. To qualify, you should have a better credit score (around 660 or better).

FHA – Most FHA loans can be done with only 3.5% down.

VA Loans – Qualified Veterans can buy a home with Zero down.
